Building a House in Georgia: Stages From Land Plot to Handover

Building a private house is a process that takes several months and has to follow the right sequence. When you know the stages in advance, it is easier to plan your budget, keep the timeline under control and communicate with your builder. Below, we briefly describe how building a house in Georgia works, from land plot to handover.

1. Site assessment

Before design work begins, the plot needs to be assessed: the terrain, soil conditions, road access and the possibility of connecting to utilities (electricity, water, gas, sewer). This information directly affects the type of foundation and the budget.

2. Design and permits

The architectural design defines the layout and appearance of the house, while the structural design ensures its strength and safety. In most cases, a permit is required before construction starts. Requirements depend on the size and location of the building, so check with the relevant municipality in advance.

3. Cost estimate and schedule

Based on the design, a detailed cost estimate and work schedule are prepared. This is the stage where materials, deadlines and payment stages are agreed. A good estimate describes each task and material separately.

4. Site preparation and foundation

Construction begins with clearing the site and earthworks: digging the excavation and preparing the ground. Next comes the foundation, which is the basis of the house's strength. Cutting corners at this stage is the most expensive mistake you can make.

5. Frame and walls

After the foundation, the structural frame of the house is built: columns, beams and floor slabs, followed by the walls. An engineer should inspect each stage before work moves on to the next.

6. Roof, windows and utilities

Once the roof and windows are installed, the house is protected from the weather and interior work begins: electrical wiring, plumbing, sewer lines and the heating system.

7. Finishing and handover

In the final stage, the interior and exterior finishing is completed. After a final inspection, the house is handed over with a signed acceptance certificate that records the work completed.

How to choose a builder

  • Ask for a detailed cost estimate and schedule before work starts;
  • find out who is responsible for the design, construction and materials;
  • agree on staged payments, made after completed work has been checked;
  • put all terms in writing in the contract.
