When you buy an apartment in a new building in Georgia, developers offer it in different states: black frame (a bare shell), white frame (ready for finishing) or green frame (one step further along). These terms are used every day, but no single standard defines exactly what they include. That is why it is important to know what each one usually means and what to check in your contract.
In a black frame apartment, the building's structure is complete: the foundation, frame, roof and exterior walls. Inside the apartment, however, work is usually not done: the walls are unplastered, the floor is not leveled and the interior utilities have not been installed. Some developers do not even install the windows.
Black frame is the cheapest option to buy, but it requires the most work. On the other hand, you can plan the layout and utilities entirely the way you want.
A white frame apartment is already ready for finishing. Typically:
What remains is the finishing work: floor coverings, final wall treatment and painting, ceilings, bathrooms and other wet areas, interior doors and lighting.
Green frame is one step ahead of white frame. Interior partitions, electrical wiring and the main plumbing lines are often already in place, and sometimes the walls are primed as well. In this kind of apartment, only the final finishing and the installation of fixtures remain.
Because these terms have no single definition, one developer's “white frame” can differ significantly from another's. In the contract, check:
The scope and budget of a renovation depend first and foremost on the apartment's starting condition. Renovating from black frame covers the full cycle: partitions, utilities, plastering, floor leveling and finishing. In white and green frame apartments, part of the work is already done and the main focus shifts to finishing.
Ideally, have a specialist inspect the apartment before the renovation starts. They will determine what has actually been done, to what standard, and what is still left to do. This saves budget and protects you from unexpected costs.
Consto Group carries out full apartment renovation in Tbilisi from black, white and green frame. Send us the apartment's address and floor area, and we will arrange an inspection.
